Fees & Compliance

Thank you for your enquiry today regarding our marketing packages for property rentals. Our fees are 12% of the monthly rent plus VAT for a fully managed service, with a £395 plus VAT initial administration fee.

If instructed on a fully managed lettings contract, we will:

  • Value the property
  • Advertise the property on numerous websites including Rightmove and On The Market, alongside our social media pages.
  • Reference the tenant via Goodlord on their Credit history, ID, Residential and Income.
  • Prepare a detailed inventory complete with photographic evidence.
  • Prepare an Assured Shorthold Tenancy agreement.
  • Check the tenants into the property.
  • Inspect the property every four months.
  • Collect the rent and forward the balance to your account (minus our fees).
  • Register the bond with the Deposit Protection Service (and deal with any disputes).
  • Deal with all maintenance issues for the property.
  • Keep record of when certificates are due and instruct these (CP12, EICR, EPC and Legionnaire)
  • Completed detailed checkout reports upon the tenant vacating the property.

Our fee for a let only service is £550 plus VAT.

Sales Fees

We offer a variety of marketing packages; sales fees range from 0% to a 1.7% inclusive of VAT.
Subject to a minimum fee of £2000 plus VAT
